General Building Specifications for Condominiums, Homes, Apartments, Small Commercial and Retail.

  1. Earthwork: In accordance with all codes, standards, construction methodologies. All drill and blast opperations conducted in accordance with Federal, State, Local laws.
  2. Footings, Foundations, Interior/Exterior Concrete: In accordance with all codes, standards, construction methodologies and geotechnical reports, structural engineering recommendations for concrete mix designs / steel reinforcement and concrete placement.
  3. Structures - High Rise/Low Rise: Wood frame, steel, concrete post tensioned, concrete poured in place, concrete pre-cast, manufactured panel systems. Endura Block, CMU, Concrete, Intermountain, Platinum. On some projects a combination of the listed methods will be used. Constructed to plans and specifications produced by our Architects, Designers, Engineers, Consultants and in accordance with all codes, standards and construction methodologies.
  4. Plumbing: Waste, Drains,and Vents to be A.B.S. or Cast Iron depending on design. Water systems to be copper, Upinor, for piping and fittings, or equals. watts or equal pressure reducing valves, shutoff valves to be Ford, Mueller, or equal. Water heaters to be energy efficient gas or electric, with high recovery rates. Fixtures, Faucets to be Koehler Designer Series, Delta, Moen or equals. Constructed to plans and specifications produced by our Architects, Designers, Engineers, Consultants and in accordance with all codes, standards and construction methodologies. All designs to comply with the latest water conservation technologies and codes.
  5. Mechanical: H.V.A.C. Systems to be Coleman, Trane, Rheem, or equals, energy efficient. Constructed to plans and specifications produced by our Architects, Designers, Engineers, Consultants and in accordance with all codes, standards and construction methodologies. In compliance with the Utility providers recommendations and requirements. All designs to comply with the latest energy efficent products.
  6. Electrical: Electrical system to be copper wire sizes # 12 to # 6 depending on loads, Square D, G.E. Cutler Hammer, or equal for distribution panels, 2/0 copper service cables. Switches and Plugs to be Leviton or equal. Fixtures to be Luminere, Halo, Lexmark, or equal. Constructed to plans produced by our Architects, Designers, Engineers, Consultants and in accordance with all codes, standards and construction methodologies. All systems, fixtures and appliances to comply with the latest energy efficent products.
  7. Insulation: Fiberglass Bat or equal. Walls to meet or exceed R-22, Ceilings R-36, Floors R-36. Constructed to plans and specifications produced by our Architects, Designers, Engineers, Consultants and in accordance with all codes, standards and construction methodologies. All buildings to obtain the highest possible R Value under any building methodology.
  8. Interior Walls and ceilings: 1/2" to 5/8" sheetrock type x and w.p. in wet locations. Taped, plastered, textured smooth or designed. Painted with primer base coat and finish coat. Sherwinn Williams. Behr or equal. Ceramic tile and or marble in some locations. Westele or equal.
  9. Exterior Walls, Soffits, Facia: Stucco, Stone, Brick vanier walls Pleako, Synergy, United or equal. Soffits, Facia, B.H.P. Metal or equal. Earth tone colors for surroundings. Constructed to plans and specifications produced by our Architects, Designers, Engineers, Consultants and in accordance with all codes, standards and construction methodologies. All products to comply with the latest wether resistant and energy efficent methods.
  10. Roofs: Metal, Tile, Rubber membrane, Bar Tile, Life Tile, B. H. P. or equal. Constructed to plans and specifications produced by our Architects, Designers, Engineers, Consultants and in accordance with all codes, standards and construction methodologies. All products to comply with the latest wether resistant and energy efficent methods.
  11. Exterior, Interior, Doors, Locks, Hardware: Wood, Metal, Glass, by Anderson, Masonite, Sherle Wagner, Almet, Baldwin, Weiser Constructed to plans and specifications produced by our Architects, Designers, Engineers, Consultants and in accordance with all codes, standards and construction methodologies.   12. Cabinetry, Wood Trims and Finishes / Granite, Quarts, Counter tops:By Amera, Fieldstone, Merillat, Formica, Kraft Maid, Corian, or equals. Constructed to plans and specifications produced by our Architects, Designers, Engineers, Consultants and in accordance with all codes, standards and construction methodologies. All products to comply with the latest sanitary and maintenance free standards.
  13. Windows, Glass, Glazing: By Acme, B P, Eagle, Anderson, EMCO, Taylor, Perma- Door. High energy efficent, gas filled, thermopane, low E, windows, glass, glazing. Constructed to plans and specifications produced by our Architects, Designers, Engineers, Consultants and in accordance with all codes, standards and construction methodologies. All products to comply with the latest and most energy efficent standards.
  14. Appliances: By Thermador, Kitchenaid, or equals. All products and models to comply with the most current energy efficent standards.
  15. Furniture Packages: By Amete, Robert Allen, Drexel Heritage, Henredon, Lineage, Marge Carson, or equals. All furniture to meet or exceed the durability and maintenance free current standards.
